What is it? Home equity loans are for a fixed amount of money for a fixed time and at a fixed interest rate — but they are secured by your home. That means your home is collateral, and if you default on your loan, the lender may foreclose on your home. You can borrow a certain percentage of your home equity. That’s how much your home is worth minus how much you owe on the mortgage.
If you are struggling to pay off multiple credit cards, consolidating your debt may allow you to reduce your interest rates and lower your monthly payment. However, a lower monthly payment can mean a longer repayment term and more interest paid over the life of the loan. Whether you should consolidate your credit card debt depends on your individual circumstances and the terms of the consolidation.

I applied for a home loan - wasn't approved - the loan company works with people with subpar credit though.  She gave me list of action items that needed to be done. She figured it would take me about a year to take care of it all. Gave me a deadline of 1 year out.  I sat down did all her action items in a week - waited 30 days, credit jumped to 620. She got an approval on a home loan but it wasn't ideal.  Waited another 30 days, credit was 651... she said we could get an ideal approval with a credit score of 640.  I don't know how, but I was so happy. signed on house at 3 months instead of 1 year. Negative records that you cannot successfully dispute will remain on your credit reports for roughly seven to 10 years. Your best bet is to call and ask to see if they can put you on a payment plan where you can afford to pay them (even if it’s just the bare minimum a month) or if they will possibly settle for less money. A tip: anything that has your name attached (banking account,utility bills, credit cards, anything you finance, student loans, medical bills, car loans, home loans, your apartment, etc) that you miss a few payments on or don’t pay at all can be reported to the credit agencies and sold to collections companies.
