The scoring system wants to make sure you aren't overextended, but at the same time, they want to see that you do indeed use your credit. 30% of the available credit line seems to be the magic "balance vs. credit line" ratio to have. For example; if you have a Credit Card with a $10,000 credit line, make sure that never more than $3000 (even if you pay your account off in full each month). If your balances are higher than 30% of the available credit line, pay them down. Here is another thing you can try; ask your long time creditors if they will raise your credit line without checking your Credit Report. Tell them that you're shopping for a house and you can't afford to have any hits on your credit report. Many wont but some will.
Creditors A, B, and C accepted a 50% settlement of $3,000 each. Creditor D was tougher and accepted a 60% settlement of $3,600. Creditor E refused to negotiate. You’ve spent $12,600 to get rid of $24,000 of debt. That’s a good first step. You pay the remaining funds back to your 401(k) account. You’ve discovered that after the creditors closed your accounts, your credit score plummeted to 320. The lowest it’s ever been!
Remember, there are lots of reasons why your credit may be in rough shape. Most are related to your spending habits. So, for instance, if you missed a few payments or your debt levels are too high (think over 30% of your total available credit limits), disputing errors won’t help your case — you’ll have to make some changes to improve your credit scores. And you may have to wait a bit to see an uptick.
Most credit counselors offer services through local offices, online, or on the phone. If possible, find an organization that offers in-person counseling. Many universities, military bases, credit unions, housing authorities, and branches of the U.S. Cooperative Extension Service operate nonprofit credit counseling programs. Your financial institution, local consumer protection agency, and friends and family also may be good sources of information and referrals.
When the investigation is complete, the credit reporting company must give you the results in writing, too, and a free copy of your report if the dispute results in a change. If an item is changed or deleted, the credit reporting company cannot put the disputed information back in your file unless the information provider verifies that it’s accurate and complete. The credit reporting company also must send you written notice that includes the name, address, and phone number of the information provider. If you ask, the credit reporting company must send notices of any correction to anyone who got your report in the past six months. You also can ask that a corrected copy of your report be sent to anyone who got a copy during the past two years for employment purposes.
I would like to add a reply to another person’s answer. The answer was a recommendation to use a credit repair service. If the service recommends disputing all derogatory accounts, are they acting in your best interest (not all services recommend this procedure, but many do)? If any derogatory account is accurate, but you have been instructed to dispute, in an attempt to have the item removed, are you doing the right thing? You will be instructed to provide a letter of dispute, with your signature, claiming the account has an error. If you know the account is reporting correctly. There is no error. But, you move forward with a signed letter claiming otherwise, there can be blowback, beware.

If your credit card balances every month are more than 30% of your credit limits, your score is suffering, even if you’re paying off your balances in full every month by the payment due date. Payment history accounts for over one third of your credit score. So, while it may sound too simple to be true, the best thing you can do for your credit is to make payments on time. Every payment you make on time on any debt creates a positive item in your payment history. These payments stack up and offset missed payments that created negative items in the past.
If you download your reports, review and send the disputes that day, you can expect it to take anywhere from 31-40 days. The timing depends on how quickly the bureaus receive your dispute. It will take longer if you need to make disputes in several rounds to the same bureau. So if you want to raise your score in a hurry, pay your credit card balances way before the due date. That way, instead of reporting your balances that were due, as shown on your monthly statement, your credit card company will instead report your reduced balances to the credit bureaus (i.e. the balance left over after you’ve made your most recent monthly payment).
