My home has been paid off for years now, and I would like to rent it to elderly HUD housing in my community. I need to make some modifications to be able to comply with HUD standards plus some other repairs. However, my credit file is very thin, and I was hoping to be able to use the home as colateral. For example, assume you have a credit card with a $1,000 limit. It’s a rewards card, so you use it for everything. In fact, every month, you hit your limit. The statement arrives, you owe $1,000, and you send in a check to pay it off. But the credit card company is likely reporting the statement balance each month. So, it looks like you have a $1,000 limit and a $1,000 balance. That’s a 100 percent credit utilization rate.
Otherwise, the advice you have given is great and works well for a quick boost but having the ability to remove lines of information from your credit history is even better because once it is gone, it can no longer affect your score. BTW - don't take my word or anyone elses for that matter, educate yourself! You can find either of the sources I mentioned just by Googling either of them if you want and I promise you, the more information you have, the better!
Just because you have a poor credit history doesn’t mean you can’t get credit. Creditors set their own standards, and not all look at your credit history the same way. Some may look only at recent years to evaluate you for credit, and they may give you credit if your bill-paying history has improved. It may be worthwhile to contact creditors informally to discuss their credit standards.

If you recognize the account but believe the information being reported is not correct, you should reach out directly to the financial institution that reported the information. For example, if you recognize the credit card, but do not recognize the late payment - speak with the credit card company. Often the bank or credit card company can fix the issue and update the credit bureaus directly.
A HELOC typically charges a variable interest rate tied to a benchmark such as Prime Lending Rate. You only owe interest when you tap (use) your credit line. A HELOC often has a 10-year "draw" period when you can borrow against it, before you must start repayment. A HEL is typically a fixed-rate loan with a set payback period of five to 10 years or so.
If you’re unable to pay all of your bills on time, “cushion the blow to your credit score by defaulting on just one account. There is a component in the FICO score called 'prevalence,'" says John Ulzheimer, president of consumer education at SmartCredit.com. "That means having five collections is worse than having one." He recommends that you “let the account with the highest monthly payment fall behind to free up more money every month to pay your other debt obligations.”

Fast credit repair is like grabbing something in a box and expecting it to taste like “grandma used to make.” Unless the grandmother was a chemist and her kitchen was stocked with additives that may or may not put a lab rat down for the count that good, old-fashioned taste is most likely missing. Unfortunately, those who used those “pay-me-now” fast credit repair places and the rodent with digestive issues probably stand about the same chance of being approved for a new credit card. No animals are ever harmed when credit repair is done correctly – it simply takes time.
Are you the type of credit-holder who likes to open multiple credit lines at the same time, like store credit cards during the holiday season? This type of financial behavior will impact the fourth factor used to calculate your credit score: new credit lines. With this category, it’s not so much about opening many new credit lines, it’s about how many new credit lines you are opening. In other words, you do NOT want to open 3 to 4 new credit cards at the same time – this will be counter productive to your credit score.
Collections – If there are collections on your credit report, check to be sure there are not multiple reports of the same unpaid bills. Collection accounts are bought and sold, so the same information could be reported by more than one agency, which would make your credit history look worse than it is. Send documentation to prove the debt is listed more than once.
We all have bills to pay, so why not leverage your payments to work for you? Making credit card payments ahead of schedule will reduce the accrued interest and your debt-to-income ratio. Staying ahead of the curve on rent and utilities will help strengthen your credit score as well. If you have a financial calendar, move your payments up by seven days—it could make all the difference.
